The Situation

DCBA Law is a well known, and highly respected law firm in Washington DC focused primarily on corporate, drug and device, and health law. The firm’s legislative and regulatory portfolio includes macro- and micro-level issues in the areas of health, justice, education, and economics. The firm serves domestic and international clients representing the commercial, not-for-profit, and professional sectors.

The Challenge

The challenge, firstly, was to determine if their current space could be reconfigured to accommodate more desks and offices. A leading member of The Genau Group worked with the client and the building’s architect to provide several test fits. However, they space didn’t accommodate the client’s needs. We then searched within the building to identify relocation options. A space next door (contiguous space) was ideal, but just too large for the client’s needs and budgetary goals. Ultimately, the decision was made to search the market for relocation options outside the building. The client established the following goals: find a space that would work as a recruiting tool, a space that could be branded to highlight the client’s business mission and culture, an open and collaborative space with abundant light. Negotiate a tenant improvement allowance from the new landlord, and build the space within budget. Finally, negotiate a “soft costs” allowance to help cover the cost of new furniture.

The Solution

The Results

A leading member of The Genau Group identified the perfect building and space at 3000 K Street, NW Washington DC. The building is conveniently located on the Georgetown waterfront, with a variety of amenities including parking, private tenant only fitness facility, and waterfront retail. The space, in particular, was situated on a floor with shared conference, lounge, and kitchen. This enabled the client to have the collaborative space, without paying for it directly.

Working with the client for over a year, a leading member of The Genau Group identified the right building in Georgetown, negotiated free rent and an adequate tenant improvement allowance including modifications to the space and new furniture. A leading member of The Genau Group assisted the client with furniture design and acquisition, move coordination, and set up. The client moved into the space on time and on budget.
